Giving foreclosed properties a clean start

Rick Melhem of Pen Argyl buys properties in foreclosure, fixes them up and then resells them.
He prefers whole house restorations to additions or room renovations. There's a greater feeling of accomplishment, says Melhem, who has done all kinds of construction in his career.
Melhem started in the business, working for his father-in-law, who was in the construction trades.
''He did a lot of high-end commercial work,'' Melhem says. The work required a lot of traveling to New Jersey and New York.
Wanting to travel less, Melhem started Realty Investment in 1983. He does about four or five homes a year.
Melhem jokes that he started doing flips before the Home and Garden Television channel made them popular.
The house he recently restored at 1248 Howertown Road in North Catasauqua is a little more elaborate than his typical flip. He usually does everyday properties that are distressed.
He says competition for such properties has heated up recently, possibly thanks to the television programs.
''You used to be competing with four or five people, now it's like 60 to 70,'' he says.
The house Melhem recently restored on Howertown became a family affair. Melhem's wife, Kim, chose all the lighting fixtures, kitchen appliances and bathroom fixtures.
She selected antique looking lights so they would match the decor.
''The electrician gave her a list of places that had antique fixtures and she didn't buy more than two at any one store,'' Melhem says. ''She definitely spread the wealth.''
Sons, Josh and Ryan, college students, helped with the construction over the summer.
Everyone in the family, including daughter, Chalice, fell in love with the house. ''For a brief time,'' he says, ''we considered buying it for ourselves.''

What is a Ball Valve?
A ball valve, one type of quarter turn valve, is quite literally a ball placed in a passageway through which fluid flows. The ball has a hole through it, by which the valve opens and closes. When the ball is positioned so that the hole runs the same direction as the passageway, the fluid simply flows through the hole, and the valve is open. However, when the ball is positioned so that the hole is perpendicular to the passageway, the fluid cannot pass through, and the valve is closed. The ball is controlled from outside the valve, often with a handle that is turned 90 degrees, or a quarter turn, back and forth to open and close the valve.
The basic ball valve, described above, is a two-way valve. This ball valve has a single, straight passageway bored through the ball, making two openings: one on each side, an inlet and an outlet. A ball valve can also be a three-way valve if a third hole is bored partially through the ball, until it meets the main hole, forming a T. A three-way ball valve can shut off one or all of the three passageways it connects.
Because of the nature of the ball valve, it does not work well in situations in which fine control of the valve is needed, such as the valve that controls the throttle in a car. However, a ball valve works very well for situations in which a flow needs to be completely shut off, such as the shut-off valve on the main water line in your house. Ball valves also do not tend to develop problems if they are not used for long periods of time; they will still work perfectly when needed again.
There are three different types of ball valve. A full port ball valve offers no flow restriction, which means that when the ball valve is open, the liquid can flow freely through it. This is achieved by making the ball larger than the passage size, so that the hole bored through it can be the same size as the passage. This presents a small amount of flow restriction as the fluid passes through the ball valve. ball valves
we supply different kinds of ball valves, size from 1/4" to 4" they can be used for water, gas and oil. The ends of thread F/F. F/M. M/M are the normal ball valves, but we can also supply the ball valves for pex-al-pex pipes. Straighter normal ball valves, angle ball valves and mini ball valves are all available. For the body of ball valve, we can make it from brass and zinc, and for the ball, it is usually made from brass chrome plated, but if you need cheaper, we can make it in steel chrome plated. The cheapest model is zinc body with steel ball.

Thermostatic Radiator Valve
A Thermostatic Radiator Valve, (TRV), is a self regulating valve fitted to hot water heating system radiators. The TRV controls the temperature of a room by regulating the flow of hot water to the radiator.
TRVs consist of two parts, a valve that opens or closes to control the hot water flow, and an actuator that controls the opening of the valve. The actuator adjusts the valve opening based on the temperature in the room via a mechanical linkage or pin connected to the valve. The actuator is usually a plastic unit containing a wax plug, the wax plug expands or contracts as the temperature of the room rises or falls. The plastic unit is preset by a screw mechanism that positions the wax plug a set distance from the connecting pin.
As the temperature of the room increases the wax expands, pushing the pin down and restricting the flow of hot water. As the room cools the plug contracts, the pin is let out a little and more heat is admitted into the room. This process, completely self contained and without complex electronic circuitry, keeps the room temperature at a desired constant level.
TRV temperature control is suitable for large rooms or buildings that are not constantly occupied, (such as warehouses and garages), where precise control of the room temperature is not critical. They are subject to fairly wide swings in temperature inside the heated space due to external conditions, e.g. ambient temperature and/or wind velocity and direction, and since their setting is not readily adjusted, once the initial setting is made it is rarely changed.
It should be noted that TRVs should not be used in the same room as one with an electronic thermostat. The operation of the two devices are not compatible and would interfere with each other so that effective temperature control would be lost.
